The Stallion Difference
Precise. Fast. Finished.
A tenant improvement (TI) is any interior work that makes a commercial space fit a tenant — from moving a few walls to a complete multi-room fit-out. Done well, it gets a business operating quickly; done poorly, it means change orders, failed inspections and lost time.
For tenants, we turn a raw or dated space into one that works for your operation. For landlords and property managers, we handle unit turnovers and demising so vacant space can be leased again faster. Either way you get one team for design, permits and every trade.
Precise planning is where Stallion is different: scope, drawings and trade schedules are locked in before work starts, so there are fewer surprises once walls are open.

What is a tenant improvement?
A tenant improvement is interior construction that customizes a commercial space for a specific tenant — walls, ceilings, flooring, washrooms, HVAC, plumbing, lighting and finishes.
Who pays for tenant improvements, the tenant or the landlord?
It depends on your lease. Many leases include a tenant improvement allowance from the landlord with the tenant covering the rest. We can provide detailed pricing early to help with lease negotiations.
Do you work with property managers and landlords?
Yes. We handle unit turnovers, demising, base-building work and multi-unit projects, and coordinate directly with building management.
Can my business stay open during the renovation?
Often, yes. We can phase the work and plan noisy or disruptive tasks around your operating hours. We’ll talk through the options during your consultation.
